Below you will find the various forms and documents needed to make changes to your home, apply for renting, etc.

ARB – Architectual Review Form – This is the form that is needed to do most things to the outside of your home.

ARB – Architectual Review Completion Form – This is the form that needs to be submitted once your approved ARB work has been completed.

Rental Packet – This packet gives you all the information needed on renting your property in the community.  The two forms below are also needed.

Intention to Rent Application – This is the form you need to fill out and submit to the HOA aboard for approval to rent.  Your house cannot be put on the market to rent until you have been approved.

Prospective Tenant Form – After you have been approved and you have a potential renter lined up, this form with the supporting information that is outlined in the Rental Packet need to be submitted for approval.  Tenants cannot move in until they are approved.

Violations Form – This form can be used to report violations to the HOA Board.

HOA Disclosure Prior to Sale – If you are selling your home, you will need to give this form to the buyer and make sure your contract has the following paragraph as per Florida Statutes 720.401:

IF THE DISCLOSURE SUMMARY REQUIRED BY SECTION 720.401, FLORIDA STATUTES, HAS NOT BEEN PROVIDED TO THE PROSPECTIVE PURCHASER BEFORE EXECUTING THIS CONTRACT FOR SALE, THIS CONTRACT IS VOIDABLE BY BUYER BY DELIVERING TO SELLER OR SELLER’S AGENT OR REPRESENTATIVE WRITTEN NOTICE OF THE BUYER’S INTENTION TO CANCEL WITHIN 3 DAYS AFTER RECEIPT OF THE DISCLOSURE SUMMARY OR PRIOR TO CLOSING, WHICHEVER OCCURS FIRST. ANY PURPORTED WAIVER OF THIS VOIDABILITY RIGHT HAS NO EFFECT. BUYER’S RIGHT TO VOID THIS CONTRACT SHALL TERMINATE AT CLOSING.
